Our journey began when our leadership team noticed a recurring problem in the investment landscape: great opportunities existed, but they were scattered, unstructured, and difficult for everyday and even experienced investors to reach. Meanwhile, many investors were eager to participate but lacked the guidance, due diligence, and strategic support required to make confident decisions. Niba Capital LLC was built to solve that problem.

By bringing together experienced analysts, disciplined researchers, and a dedicated investment advisory team, we created a space where investors could access well-vetted, high-performing opportunities backed by clear communication and a strong commitment to risk management. Recognizing that investors needed diversification and protection from market fluctuations, we expanded our offerings to include multiple asset classes and strategic investment vehicles. Ali, Founder

In 2022, amid one of the most competitive real estate markets in recent history, Ali Balapour, manager of the Manager, decided to take a calculated risk and step fully into real estate investing. Using a $100,000 home equity line of credit (HELOC) on his personal residence, he began what would become an accelerated journey from small-scale investing to leading an integrated real estate development operation.

Ali’s first project was a full gut rehabilitation of a multifamily property purchased for $120,000. Ali managed every aspect of the process — from budgeting and contractor oversight to design and sale — ultimately selling the property for $425,000. The project yielded a modest return, but more importantly, it gave him firsthand experience in value creation through renovation, market timing, and disciplined project management.

Rather than pausing after that success, Ali reinvested both the profits and the original capital into his next ventures. He acquired additional properties, improved them, and quickly realized that speed and efficiency were key advantages in a dynamic market. This led him to establish Pyramid Construction, his own residential construction and renovation company. Having a vertically integrated structure allowed him to control timelines, quality, and costs — all of which are essential in maximizing ROI and scaling operations sustainably.

By 2023, Ali’s investment operation had gained significant momentum. On average, he was acquiring one property per month, completing full renovations within four weeks, renting them shortly after, and refinancing within two months to recycle capital into the next opportunity. This disciplined model allowed him to grow his holdings to over $5 million in assets in just 2.5 years, all starting from that initial $100,000 line of credit.

As interest rates rose in late 2023 and market conditions shifted, Ali adjusted his strategy. Instead of relying solely on traditional rentals or flips, he diversified into short-term and mid-term rentals, capitalizing on strong demand from professionals, traveling nurses, and temporary residents in the Cincinnati metropolitan area. This pivot proved successful, further strengthening both cash flow and asset value.

During this period, Pyramid Construction grew from a small team into a fully operational development and property management firm. Ali implemented systems and processes to manage multiple projects simultaneously, track renovation performance, and streamline leasing and maintenance operations. Today, Ali’s focus is on new residential and multifamily development — the next phase in scaling his real estate portfolio. The Fund’s strategy is to begin with small-scale residential and multifamily developments and progressively expand into larger multifamily acquisitions and ground-up construction.
